We specialize in representing your interest by:
- Establishing the highest and best rental price.
- Marketing the property to assure acquiring the best tenants.
- Screening tenants with credit checks, employment, references, and verification of identity.
- Preparing leases and necessary documents after owner approve tenants.
- Inspecting proeprties with written reports (move ins, move outs, and in general.)
- Collecting rent and late charges (in accordance with lease agreements.)
- Providing monthly landlord statements and tenant receipts.
- Using licensed and bonded contractors (for repairs and board ups.)
- Maintaining the owner's complete confidentiality as instructed.
- Making deposits in owner's account or sending proceeds to owner as instructed.
- Paying all bills related to the operation of the property.
- Providing attorney referrals for non-conforming tenants.
- Providing direct contact with the tenants and contractors.
Fee Structure:
Leasing commission: one full month's rent regardless of lease term.
Management fee: Negotiable.
